The Petitioner, Park View Montessori, is seeking a conditional use to allow a Montessori School at 1601 Feehanville Drive (the "Subject
Property"). The Petitioner has been operating a Montessori School in the Village of Mount Prospect since 1976 and is looking to move
as School District 26 is planning to reuse the building they currently operate out of. The Subject property has a multi -tenant industrial
building located on it with related improvements and is at the southeast corner of Business Center Drive and Feehanville Drive.
The Petitioner is proposing to operate a daycare center out of an existing office space. The daycare would operate Monday through
Friday between the hours of 6:30am - 6:00pm. The proposed service is designed for children 6 weeks through 6 years old. Drop off
times are planned for 6:30arn - 9:00am, and pick up times are planned between 3:00pm and 6:00pm. The applicant plans to provide 20

1.To recommend approval of the following motion:
. To approve a conditional use for a daycare center at 1601 Feehanville Drive, subject to the following conditions:
. Submittal of architectural plans, including:
. A building code analysis reflecting existing and proposed conditions;
. All egress, uses, types of construction, occupant load, and any necessary changes due to the change in use
group per the International Building Code (IBC);
2. Continuous landscaping to a height not less than three feet (3') be provided to screen the bollards and fence enclosing
the proposed playground area from the right-of-way; and
. Compliance with all Development, Fire, Building, and other Village codes and regulations."

Staff Recommendation
Staff finds that the standards for a conditional use have been met, and that granting the conditional use request is in the best interest of
the Village. Based on these findings, staff recommends that the Planning & Zoning Commission make a motion to adopt staffs findings
as the findings of the Planning and Zoning Commission and recommend approval of the conditional use request.
