A variation to allow a 2.5' side yard setback for 108 S. George Street,, as shown on the plans created by KAdd Associates,, dated October 21, 2019. Public Content Information The Petitioners, Anna Soltys and Dariusz Zdanowski,, propose to construct a new,, larger attached garage, rear addition, front porch, and a complete remodel of the existing home. All proposed improvements conform to Village Code, besides the new attached garage. The Petitioner proposes to encroach into the required interior side yard setback by two and a half feet (2.5"), resulting in a two and a half foot (2.5) interior side yard setback. A variation to deviate from the current setback standards set forth in the R -A Single Family Residential section of the Village Code is required. The existing non -conforming principle structure is subject to a five foot (5") interior side yard setback. Currently, the home has a 4.4" interior side yard setback to the north. There is ample space in the rear of the property to construct a detached garage, or a side load attached garage. Additionally, per the non- conforming structure regulations in the Village Code, the Petitioner may construct a back to back garage utilizng the existing non -conforming setback. Alternatives 1. George Street, as shown on plans created by KAdd Associates, dated October 21, 2019. 1111110, Staff Recommendation Staff finds that the standards for variation have not been met and therefore recommend that the request be denied. Based on these findings, staff recommends that the Planning and Zoning Commission make a motion to adopt staff's findings as the findings of the Planning and Zoning Commission and recommend denial of the variation request.
