Information
The Petitioner, Paco Orozco of Techno Ltd., is seeking a conditional use to allow an adult daycare center at 411 Business Center Drivit,
(the "Subject Property"). The Subject Property has an existing multi -tenant office building and is located on the east side of Business
Center Drive between Harvest Lane and Wheeling Road. The Petitioner is proposing to operate an adult daycare facility out of an
existing office space. The daycare would operate Monday through Friday between the hours of 8:30arn and 2:30pm. Transportation
service is provided for the seniors. The program will serve up to 85 senior participants on a daily basis and have 13 staff members
present each day.
The conditional use request complies with the conditional use standards and staff is supportive of the request. Other department
reviewed the Petitioner's proposal and did not object to the use, subject to the fire and safety concerns being addressed before
occupancy is granted. I
Alternatives
1.To recommend approval of the following motion:
1. "To approve a conditional use for an adult daycare center at 411 Business Center Drive, subject to the following conditions:
1. Submittal of architectural plans, including:
a. A building code analysis reflecting existing and proposed conditions;
b. All egress, uses, types of construction, occupant load, and any necessary changes due to the change in use
group per the International Building Code (IBC);
2. An inspection from the Illinois Department of Aging shall be performed prior to granting occupancy; and
3. Compliance with all Development, Fire, Building, and other Village codes and regulations."
Staff Recommendation
Staff finds that the standards for a conditional use have been met, and that granting the conditional use request is in the best interest
the Village. Based on these findings, staff recommends that the Planning and Zoning Commission make a motion to adopt staffs
findings as the findings of the Planning and Zoning Commission and recommend approval of the conditional use request. I
