A variation to allow lot coverage of 50.33% for the Subject Property, also known as 403 S. Douglas Avenue, as shown on plans created by Tuff Shed., dated April 11,, 2019. Public Content Information The Petitioner, Patricia Ramirez,, has an existing non -conforming shed located in the southeast corner of 403 S. Douglas Avenue, also known as the Subject Property, that is deteriorating. The Petitioner proposes to remove the existing non -conforming shed, and replace it with a new shed that would be located in the northeast corner of the Subject Property outside of the utility easement. R-1 Single Family Residentially zoned lots are allowed up to a forty-five percent (45%) total lot coverage. Currently, the Subject Property has an impervious surface coverage of 50.27%. Removal of the current shed, and placement of the new shed results in an impervious surface coverage of 50.33%. A variation is therefore required to allow the proposed lot coverage for this property. There are several other side load garages near the Subject Property, all of which have to comply with the forty-five percent (45%) lot coverage requirement. None of those properties have obtained a variation for lot coverage. Per Village Code, the Petitioner may replace up to 50% of the entire structure. To replace the shed entirely by rightthe Petitioner must comply with Village regulations and reduce the lot coverage to a maximum of forty-five percent (45%). A variation to allow lot coverage of 50.33% for the Subject Propertyalso known as 403 S. Douglas Avenue, as shown on plans created by Tuff Shed, dated April 11,, 2019. 2. Action at discretion of the Planning and Zoning Commissiorl Staff Recommendation Staff finds that the standards for variation have not been met.
