The Petitioner, Katherine Burton, proposes to construct a screened porch in the rear yard. A variation to deviate from the
current setback standards set forth in the R-1 Single Family Residential section of the Village Code is required. The
porch is subject to a twenty-five (25) foot rear yard setback along the north lot line. The Petitioner is seeking a

pitched roof and will be considered part of the principal structure. The proposed floor plans indicate access to the existing
home will be provided.
Village staff believes the Petitioner's variation request does not meet the standards and is therefore not supportive of the
request. There are alternative options, including reducing the size of the screened porch to meet setback requirements or
placing the screened porch on another area of the property, that would not encroach into the required setbacks and need a
variation. There are numerous corner lots in the Village that have similar existing conditions as the Subject Property, all of which
must comply with current Village regulations.
Staff received several letters, emails, and phone calls in support of the variation request.
Alternatives
1. To recommend denial of the following motion:
1. A variation to allow an 18.80' rear yard setback for 1400 W. Willow Lane, as shown on plans created by Studio
Metro, dated September 6, 2018.
2. Action at discretion of the Planning and Zoning Commissiorl

Staff finds that the standards for variation have not been met. Based on these findings, staff recommends that the Planning and Zoning
Commission make a motion to adopt staff's findings as the findings of the Planning and Zoning Commission and recommend denial of
the variation request.
