ORDINANCE NO. 2519
AN ORDINANCE GRANTING A VARIATION FOR PROPERTY LOCATED
AT 1350 WEST NORTHWEST HIGHWAY, MOUNT PROSPECT, ILLINOIS
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect held a regu-
lar meeting on June 27, 1974, at the hour of 8: 00 p.m., in the Mount Prospect
Hall pursuant to notice published in the Mount Prospect Herald on June 7, 1974;
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect heard testi-
mony presented under Case No. 24-V-74 pertaining to a request to construct one of-
fice building with less than the required number of parking spaces with a reduction
in the size of said spaces and without provisions for a loading zone; and
WHEREAS, the Building Committee of the Board of Trustees of the Village of Mount
Prospect subsequently met on July 10, 1974, and considered the recommendations of
the Zoning Board of Appeals under Case No. 24-V-74; and
WHEREAS, the Board of Trustees of the Village of Mount Prospect concurred in the
recommendation of the Zoning Board of Appeals to allow the variation; and
WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have
reviewed the matter herein and have determined that the same is in the best interests
of the Village of Mount Prospect;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: That the property being the subject of Case No. 24-V-74, being
legally described as:
Northwest-Waterman Resubdivision--being a resubdivision of Lots
1 and 2 and a part of vacated alley of H. Roy Berry Company's
Northwest Subdivision in the Northwest Quarter of the Southeast
Quarter of Section 33, Township 42 North, Range 11, East of the
Third Principal Meridian, in Cook County, Illinois,
is currently zoned under the Zoning Ordinance of the Village of Mount Prospect as
B-2 (Business-Office District) , which zoning classification shall remain subject
to the following granted variations which shall be personal to George B. Anderson
and Associates and shall not run with the land:
A. That the land described above shall include a minimum number
of twenty-three (23) nine (9) foot by twenty (20) foot parking
spaces for vehicles rather than thirty-four (34) ten (10) foot
by twenty (20) foot parking spaces as currently required by the
Mount Prospect Zoning Ordinance, which spaces shall be in ex-
cess of all necessary driveways, lanes, ramps, and maneuvering
areas.
B. That the requirement to provide a loading zone to serve the sub-
ject property be waived.
SECTION TWO: That all requirements of the Village Code be applicable except
those variations set out in SECTION ONE above.
SECTION THREE: That the Director of Building and Zoning of the Village of Mount
Prospect is hereby directed to issue a building permit in accordance with the varia-
tions and limitations hereinbefore mentioned.
SECTION FOUR: That the variations granted by this Ordinance shall be null and
void and of no force and effect whatsoever unless an application for a building per-
mit is made and construction commenced within one (1) year of the date said Ordi-
nance becomes effective.
SECTION FIVE: That upon the relocation of the main offices of George B. Anderson
and Associates from the subject premises the variations granted in SECTION ONE
hereinabove shall be null, void, and of no force and effect whatsoever.
SECTION SIX: That this Ordinance shall be in full force and effect from and after
recording of a properly approved Plat of Subdivision, consolidating the property
hereinabove described, and the passage, approval, and publication of this
in the manner prescribed by law.
