iat the Mount Prospect Village Hall and did hear Case No. 5-V-76 and Case No. 25-V-~6,

jWHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did hear re~
[quests for variations from regulations of the Zoning Ordinance regarding permitted '

IWHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did recom-

AN ORDINANCE GRANTING CERTAIN VARIATIONS FOR
PROPERTY COMrvIONLY KNOWN AS THE SOUTHWEST
CORNER OF PROSPECT A VE:t-..TUE & CENTRAL ROAD
iWHEREAS, the President and Board of Trustees of the Village of Mount Prospect
ihave reviewed the matter herein and have determined that the same is in the best
linterests of the Village of Mount Prospect;
INOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
ISECTION ONE: That the property being the subject matter of Case No. 5-V-76 and
iCase No. 25-V-76, being legally described as follows:

Lots 9 through 18 in H. Roy Berry Co.' s Colonial :l\'Ianor being a
Subdivision of part of the Northeast 1/4 of Section 11 and part of
the Northwest 1/4 of Section 12, all in Township 41 North, Range 11
East of the Third Principal Meridian, in Cook County, Illinois

! is currently zoned under the Zoning Ordinance of the Village of Mount Prospect
! as R-3 (Apartment Residence) District, which zoning classification shall remain

IlsECTION TWO: That all requirements of the Mount Prospect Building and Zoning
ilCode shall be applicable except the variations noted in SECTION ONE heretofore

liprospect is- hereby authorized to issue a building permit for construction in

A. That tha number of dwelling units allowed on the property may be
increased to a total of Eighteen (18) rather than the Twelve (12)
allowed by the Ordinance;
B. That the off street parldng spaces be reduced from 10' x 20' to 9' x 20'
in size; and
C. That the floor area ratio be increased from .45 to .87.

i accordance with the variations hereinbefore mentioned.

I SECTION FOUR: That the variations gTanted by this Ordinance shall be null and
1'1 void and of no force and effect whatsoever unless an application for a building
I permit pursuant to such variations is made and construction commenced within one
'I (1) year of the date this said Ordinance becomes effective.
I SECTION FIVE: That this Ordinance shall be null and void and of no force and
!I effect whatsoever until after its passage, approval, and publication, and such
II time as an accurate plat resubdividing the said parcel described in SECTION ONE
i hereinabove is recorded with the Recorder of Deeds of Cook County, Illinois; a
Ii. copy of which plat of resubdivision shall be attached hereto and hereby made a
I p art hereof.
