Gentlemen:

Hhich is attached hereto, relative to the, Subdivision known as
TlSunset heights Subdivisionll pursuant to your letter of transmittal
dated Sept. 25, 1955. life have examined said plat and tlave found it
to be in accordance with the ordinance in such case made and provid-
ed "Ti th some exceptions which are hereinafter explained.

The plat consists of ~29 lots exclusive of Parcel "A"
designated for park purposes and so dedicated. In addition to the
park dedication the abovementioned subdividers llave offered to
donate the sum of $3.000.00 for park improvements in lieu of
additional land dedication as required by our ordinance. An
examination of the plat will disclose that four corner lots that
are adjacent to Golf Road and the lots that are along the south
side of Sunset Road have less than the required 75 ft. frontage,
this, however, is due to the irregularity of Golf Road and there-
for, in our opinion, is justifiable.
It is our recommendation that the proposed plat be approv-
ed subject to andin compliance v.rith the Village Ordinance, and
likewise subject to your accept...nce of the $3,000.00 offer stated
herein.
Yours very truly,
Plan Commission of Mount Prospect
