AN ORDINANCE GRANTING A FRONT YARD VARIATION
FOR PROPERTY LOCATED AT TlIE. SOUTf.i.WESr CORNER
OF GREGORY STREET AND STRATTON LANE
HEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did condu..~t
public hearing on the 22nd day of June, 1978, at the hour of 8: 00 p. m. , at the
ublic Safety Boardroom, and did hear Case No. 37-V-78, pursuant to proper legal
otice; and
HEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did hear
his request for a front yard variation to allow the petitioner to construct a single-
amily residence to within sixteen feet (16') of the property line adjacent to Gregory
venue on the lot legally described hereinbelow; and
HEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did recom-
end. to the Building Committee of the Board of Trustees of the Village of Mount
rospect the approval of this request under Case No. 37-V-7S; and
"lHEREAS, the Building Committee of the Board of Trustees of the Village of :Mount
Prospect did meet on August 16, 1978, and did review the recommendations of the
Zoning Board of Appeals in Case No. 37-V-78; and
HEREAS, the Building Committee of the Board of Trustees of the Village of l'dount
Prospect have recommended that the Board of Trustees of the Village of Mount
Prospect concur in the recommendations of the Zoning Board of Appeals under said
Case No. 37-V-78; and
WHEREAS, the President and Board of Trustees of the Villag'e of Mount Prospect
have reviewed the matter herein andlthave determined that the same is in the best
'nterests of the Village of Mount Prospect;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESJDENT AND BOA,RD OF TRUSTEES
OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS:
SECTION ONE: That the property being the subject matter of Case No. 37-V-78
being legally described as follows:
1..ot 120 in First Addition to Bluett's Fairview Gardens, being a Subdivision
of part of the West 1/2 of thu East 1/2 of the Southeast 1/4 and part of the
East 1/2 of the West 1/2 of the Southeast 1/4 of Section 35, Township 42 North.
Range 11 East of the Third Principal Meridian, in Cook County, Illinois;
is currently zoned under the Zoning Ordinance of the Village of Mount Prospect
as R-l (Single Family Residence) District, which zoning classification shall remain
in effect subject to the variation granted herein:
That the yard abutting the frontmost ~ot line of the su.bject property
adjacent to Gregory Avenue be reduced to sixteen feet (16'), as shown
upon the survey attached hereto and hereby made a part hereof as
Exhibit I.
SECTION TWO: That all requirements of the Mount Prospect Building and Zoni.'l1g
Code shall be applicable except the variation noted in SECTION ONE heretofore
mentioned.
SECTION THREE: That the Director of Building ano. Zoning of the Village of Mount

Prospect is hereby authorized to issue a building permit for construction in accord-
ance with the variation hereinbefore mentioned.
SECTION FOUR: That the variation granted by this Ordinance shall be null and
void and of no force and effe9t whatf)oev~r unless an application for a building pel'm~ .
pursuant to such variation is made and construction commenced within one (1) year
of the date this said Ordinance becomes effective.
SECTION FIVE: That this Ordinance shall be in full force and effect from and after
its passage, approval, and publication in the manner provided by law.
