ORDINANCE NO. 2871
AN ORDINANCE GRANTING CERTAIN VARIATIONS
FOR PROPERTY COMMONLY KNOWN AS
203 EAST RAND ROAD
WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did meet
on the 28th day of September and the 21st day of December, 1978, at the hour of
8: 00 p. m. , at the Mount Prospect Public Safety Building, and did hear Case
No. 56-V-78, pursuant to proper legal'notice; and
WHEREAS, the Zoning Board of Appeals of the Village of Mourit Prospect did hear
this request for certain variations from the Mount Prospect Zoning Ordinance; and
II WHEREAS, the .Zo~ng Boar~ of Appeals of the Village of Mount Pro,spect did recom-
mend to the BUIldIng CommIttee of the Board of Trustees of the Village of Mount
Prospect the approval of this request under Case No. 56-V-78; and

WHEREAS, the Building Committee of the Board of Trustees of the Village of
Mount Prospect has reviewed the matter herein and has recommended the approval
I thereof to the President and Board of Trustees of the Village of Mount Prospect;
II and
I WHEREAS, the President and Boar.d of Trustees of the Village of Mount Prospect
, have reviewed the matter herein and have determined that the same is in the
best interests of the Village of Mount Prospect;
'rhe South 202.50 feet of the North 886.10 feet of that part of the North
West Quarter of the North East Quarter of Section 34, Township 42 North,
Range 11, East of the Third Principal Meridian, lying South West of the
Center of Rand Road (except the West 575.61 feet thereof) in Cook
Count-j, Illinois.

I. is currently zone, d under the Zoning Ordinance of the Village of Mount Prospect
as B-2 (Business-Office District), which zoning classification shan remain in
I effect subject to the variation granted herein:
That the rear yard opposite Rand Road may be used for required
off-street parking;
provided, however, that all exterior- lighting shall be diffused downwards and
of a type other than Sodium or Mercury Vapor--.so that no glare therefrom re-
flects upon adjacent residential properties; and, further, that the building
shan be constructed in accordance withthe architectl1,:re and cOf!t~il}.s no other
'signs other than those shown on the Elevation and site plan attached hereto and
hereby made a part hereof as Exhibit A.
SECTION TWO: That all requirements of the Mount Prospect Building and
Zoning Codes shall be applicable except the variation noted in SECTION ONE
heretofore mentioned.

SECTION THREE: That the Director of Building and Zoning of the Village of
Mount Prospect is hereby directed to issue a building permit in accordance
with the variation and limitation hereinbefore mentioned.
SECTION FOUR: That the var:iati9tl granted by this Ordinance shall be null
, and void and of no force and effect what$oever unless an application for a
I building permit pursuant to such variation is mac1e ;Ind ~onstruction commenced

witbin one year of the date said Ordinance becomes effective.
SECTION FIVE: That this Ordinance shall be in. full force and effect from and
after' its passage, approval, and publication in the manner provided by law.
