AN ORDINANCE GRANTING SPECIFIED VARIATIONS
FOR PROPERTY LOCATED AT 2024 SENECA LANE
WHEREAS, Ernest and Margo Garnett (hereinafter
ointly referred to as "Petitioners") are the owners of a
arcel of property common¡y known as 2024 Seneca Lane in
he village of Mount Prospect, County of Cook, State of
llinois (hereinafter referred-to as "Subject Property"); and
WHEREAS, the Subject Property is located in the
-1 Single Family Residence District under the Zoning Ordinance
f the Village of Mount Prospect (hereinafter referred to as
he "Zoning Ordinance"); and
WHEREAS, Section14.1102 of Article XI of the Zoning
rdinance requires a 30 foot front yard for property located
'n the R-l Single Family Zoning District; and
WHEREAS, Petitioners have heretofore filed an
pplication for a five (5) foot variation from the provisions
f Section 14.1102 of Article XI of the Zoning Ordinance to
ermit the construction of an attaç:hed.garage 25 feet from the
ront lot line of the Subject Property; and
WHEREAS, a public hearing was held on the Petitioners'
equest for a variation, which request is known as ZBA-~4~V-79,
etore the Zoning Board of Appeals of the Village of Mount
rospect on March 22,1979 pursuant to proper public notice
ublished in the Mount Prospect Herald on
March 6, 1979

WHEREAS, the Zoning Board of Appeals has recommended

illage of Mount Prospect that Petitioners' request for a

ariation, ZBA-14-V-79, be granted; and
WHEREAS, the President and Board of Trustees have
considered the Petitioner?' request and reviewed the recom-

endations of the Village of Mount Prospect Zoning Board of
ppeals in ZBA-14-V-79 and have determined that the Petitioners
ave satisfied the standards for the grant ot a variation set
orth in Section 14.605 of Article VI of the Zoning Ordinance
it would be in the best interest of the Village of
ount Prospect that Petitioners' request for a variation be
anted.
NOW, THEREFORE 1 BE IT" ORDAINED BY THE PRES IDENT
D BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK
UNTY, ILLINOIS, as follows:
Section One:
A five (5) foot front yard variation
om the provisions of Section 14.1102 of Article XI of the
°llage of Mount Prospect Zoning Ordinance which requires
thirty (30) foot front yard for property zoned in the
1 Single Family Residence District be, and the same is
reby, granted to permit the construction of an attached
rage twenty-five (25) feet from the front lot line of the
bject Property which is legally described as:
Lot 469 in Woodview Manor, Unit No.4, being a
. subdivision of part of the southeast 1/4 of
Section 24, Township 42 North, Range 11, East
of the 3rd prinicpal Meridian, in Cook County,
Illinois.
Section Two:
Except for the variation granted
rein, all other applicable Village of Mount Prospect ordi-
nces shall remain in full force and effect as to the -
Property.
Section Three:
This Ordinance shall be in full
rce and effect from and-after its passage, approval and
blication in the manner provided by law.
