RESOLUTION APPROVING FINDINGS OF FACT
RESOLUTION NO. R-17-12
WHEREAS, Bradford and Kent Builders have filed an application for a Conditional Use with respect to
property commonly known as 215 Eastwood Avenue in the Village of Mount Prospect,Illinois.
WHEREAS,the subject property is described as follows:
Lot 19 in Block 16 in Prospect Manor, being a subdivision of part of the South 3/4 of the West %2 of the
West '/z of Section 34, Township 42 North, Range 11, East of the Third Principal Meridian, as per plat
thereof recorded March 6, 1926 as Document Number 9199191, in Cook County, Illinois. (PIN # 03-34-
311-004-0000)
WHEREAS, the Petitioner seeks the following Conditional Use as allowed for in Section 14.316 of the
Village Code of Mount Prospect, Illinois to allow an unenclosed porch to encroach no more than five feet
into the front yard, as shown on the attached Exhibit; and
WHEREAS, a public hearing was held on the Conditional Use request(designated as CASE NO. PZ-17-
12) before the Director of Community Development for the Village of Mount Prospect, Illinois on July
12, 2012 pursuant to due and proper notice thereof sent to all property owners within 100-feet of the
Subject Property on July 5, 2012.
NOW, THEREFORE, the Director of Community Development does hereby grant the requested
Conditional Use as described above, subject to the Petitioner obtaining a permit from the Community
Development Department and the porch remaining unenclosed. Except for the Conditional Use granted
herein, all other applicable Village of Mount Prospect, Illinois ordinances and regulations shall remain in
full force and effect as to the Subject Property.
PASSED AND APPROVED the 12'b day of July, 2012 as provided for by Section 14.316.A of the
Mount Prospect Code.
