ORDINANCE NO.
AN ORDINANCE GRANTING ZONING MAP AMENDMENT AND VARIATION TO ALLOW A FRONT
YARD SETBACK FOR PROPERTY LOCATED
1200 PRAIRIE AVENUE, MOUNT PROSPECT, ILLINOIS
WHEREAS, the Petitioner, Prairie Group LLC the Petitioner, is seeking a zoning map amendment from RX
Single Family Residential to R1 Single Family Residential and a variation to allow a twenty-
yard setback for Lots 2,3 and 4 and legally described as:
THE EAST ½ OF THE NORTH ½ OF THE WEST ½ OF THE NORTHEAST ¼ OF THE SOUTHEAST ¼ OF
THE NORTHWEST ¼ OF SECTION 10, TOWNSHIP 41 NORTH, RANGE 11 EAST OF THE THIRD
PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS.
Property Index Number: 08-10-114-072-0000; and
s 1) Zoning Map Amendment from RX Single-Family Residence to R-1
Single Family Residence for Lots1, 2,3,4, Parcel A ; 2) Variation to allow a twenty-
setback for Lots 2,3 and 4,as shown as part of the Prairie Avenue Subdivision
and;
WHEREAS, the Planning and Zoning Commission has submitted its findings and recommendations to the
Mayor and Board of Trustees in support of the request being the subject of PZ-05-18; and
WHEREAS, the Mayor and Board of Trustees of the Village of Mount Prospect have given consideration to the
request herein and have determined that the request meets the standards of the Village and that the granting
1) Zoning Map Amendment from RX Single- Family Residence to R-1 Single Family Residence; 2) Variation
to allow a twenty- front yard setback, would be in the best interest of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND BOARD OF TRUSTEES OF THE VILLAGE
OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS ACTING IN THE EXERCISE OF THEIR HOME RULE
POWERS:
SECTION ONE: The recitals set forth hereinabove are incorporated as findings of fact by the Mayor and
Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The Mayor and Board of Trustees of the Village of Mount Prospect do hereby grant 1)
Zoning Map Amendment from RX Single-Family Residence to R1 Single Family Residential for Lots 1, 2, 3, 4,
Parcel A and 2) Variation to allow a 25-five foot (253,4 as shown as part of the
Prairie Avenue Subdivision subject to the following conditions:
1.
documents for staff review and approval. The document must address long-term site maintenance,
2. The developer shall be responsible for the removal of any asphalt in the vacated right-of-way;
3. The developer shall pay for and install the proposed driveway extension for 201 Prairie Avenue in
conformance with the Village Code; and
4. The developer shall pay for and complete a Plat of Consolidation for 201 Prairie, consolidating the
vacated right-of-way with the existing lot of record.

SECTION THREE The Village Clerk is hereby authorized and directed to record a certified copy of this
Ordinance and Exhibit Prairie Avenue Plat of Subdivison with the Recorder of Deeds of Cook County.
SECTION FOUR: This Ordinance shall be in full force and effect from and after its passage, approval and
publication in in the manner provided by law.
