AN ORDINANCE GRANTING VARIATIONS TO BUILDING AND
PARKING LOT SETBACK REQUIREMENTS
FOR PROPERTY LOCATED AT
1201 E. CENTRAL ROAD, MOUNT PROSPECT, ILLINOIS
WHEREAS, Vequity LLC ( "Petitioner"), has filed a petition for Variation to Building and
Parking Lot setback requirements for property located at 1201 E. Central Road ( the "Property")
the legal description of which is set forth in Exhibit 'W'and;
WHEREAS, a Public Hearing was held on the request for Variations being the subject of
PZ -03-18 before the Planning and Zoning Commission of the Village of Mount Prospect on
the 22nd day of February, 2018, pursuant to proper legal notice having been published in
the Daily Herald Newspaper on the 7"' day of February 2018; and
WHEREAS, the Planning and Zoning Commission has submitted its findings and
recommendations to the Mayor and Board of Trustees in support of the request being the
subject of PZ -03-18; and
WHEREAS, the Mayor and Board of Trustees of the Village of Mount Prospect have given
consideration to the requests herein and have determined that the requests meet the
standards of the Village and that the granting of the Variations to Building and Parking Lot
setback requirements would be in the best interest of the Village.
NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND BOARD OF TRUSTEES
OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS ACTING IN
THE EXERCISE OF THEIR HOME RULE POWERS:
SECTION ONE: The recitals set forth hereinabove are incorporated as findings of fact
by the Mayor and Board of Trustees of the Village of Mount Prospect.
SECTION TWO: The Mayor and Board of Trustees of the Village of Mount Prospect grant -
1 .

1. A variation to allow a five foot, one inch (5-1 ") front yard building setback along the
north lot line;
2. A variation to allow a four foot, six inch (4'-6") exterior side yard building setback
along the south lot line;
3. A variation to allow a five foot (5) parking lot setback along the north lot line;
4. A variation to allow a five foot, two inch (5-2") parking lot setback along the east lot
line; and
5. A variation to allow a seven foot, seven inch (7'-7") parking lot setback along the
south lot line, subject to the following conditions:
a. Development of the site in general conformance with the site plan prepared by
Warren Johnson Architects, Inc. dated February 7, 2018.
b. Development of the building in general conformance with the elevation plans
prepared by Warren Johnson Architects, Inc. dated February 7, 2018.
c. Submittal of a landscape and photometric plan that comply with Village Code
requirements; and
d. Compliance with all Development, Fire, Building, and other Village codes and
regulations.
SECTION THREE: The Village Clerk is hereby authorized and directed to record a
certified copy of this Ordinance and Exhibit "A" with the Recorder of Deeds of Cook
County.
SECTION FOUR: This Ordinance shall be in full force and effect from and after its
passage, approval in the manner provided by law.
