A. ZBA 8-SU-93 and ZBA 9-V-93, 1216 Crabtree Lane
2nd reading of AN ORDINANCE A SPECIAL USE AND VARIATION
FOR PROPERTY LOCATED AT 1216 'CRABTREE LANE
This Ordinance grants a Special Use to allow a garage to
house a commercial vehicle with a licensed weight of more
than 8,000 lbs. and a variation to allow an accessory
structure with a height of 12' 6", instead of the maximum
12 feet. The Zoning Board of Appeals recommended
granting this request by a vote of 5-1. (Exhibit A)
B. ZBA 20-Z-93 and ZBA 21-SU-93, 1000 West Central Road
1. 2nd reading of AN ORDINANCE AMENDING THE
OFFICIAL ZONING MAP OF THE VILLAGE
This Ordinance rezones the subject property from
I-1 (Light Industrial) to R-3 (Apartment Residence). The
Zoning Board of Appeals recommended approval by a
vote of 4-2. (Exhibit B)
2. 2nd reading of AN ORDINANCE GRANTING A SPECIAL
USE IN THE NATURE OF A PLANNED UNIT DEVELOPMENT
FOR PROPERTY COMMONLY KNOWN AS 1000 WEST
CENTRAL ROAD
This Ordinance grants a PUD allowing 9 single family
homes and 54 townhomes on this 8.76 acre parcel.
The Zoning Board of Appeals recommended approval by
a vote of 4-2. (Exhibit C)
3. 2nd reading of AN ORDINANCE AMENDING THE GENERALIZED
LAND USEPLAN (COMPREHENSIVE PLAN) OF THE VILLAGE
This Ordinance amends the Comprehensive Plan by changing
the subject property from General Industrial to Multi-Family Low
Density and Single-Family Residential. (Exhibit D)
4. · 2nd reading of AN ORDINANCE GRANTING MODIFICATIONS
FROM THE DEVELOPMENT CODE (CHAPTER 16) FOR
PROPERTY COMMONLY KNOWN AS 1000 WEST
CENTRAL ROAD
This Ordinance grants modifications from the Development Code
regarding right-of-way width and the setback of detention area
from structures. The Plan Commission recommended granting
these requests by a vote of 7-0. (Exhibit E)
C. ZBA 10-Z-93 and ZBA 1%$U-93, 412 - 414 East Rand Road
1. 1st reading of AN ORDINANCE AMENDING THE OFFICIAL
ZONING MAP OF THE VILLAGE OF MOUNT PROSPECT
This Ordinance razones the subject property from B-2
(Business Office) to R-3 (Apartment Residence). The
Zoning Board of Appeals recommended granting this
request by a vote of 6-0. (Exhibit F)
2. 1st reading of AN ORDINANCE GRANTING A SPECIAL
USE IN THE NATURE OF A PLANNED UNIT DEVELOPMENT
FOR PROPERTY GENERALLY LOCATED AT THE
NORTHWEST CORNER OF RAND ROAD AND HILL STREET
This Ordinance creates a Planned Unit Development to allow
11 townhomes on this 1.21 acre site. The Zoning Board of
Appeals recommended approval of these requests by a vote
of 6-0. (Exhibit G)
D. 2nd reading of AN ORDINANCE AMENDING ARTICLE II ENTITLED
"RULES OF ORDER" OF CHAPTER 20FTHE VILLAGE CODE
This Ordinance amends Article II of Chapter 2 of the Village Code
amending the Rules of Order for conducting Village Board
meetings, clarifying the voting raquiraments for vadous subjects,
and miscellaneous house keeping items. (Exhibit H)
E. 2nd reading of AN ORDINANCE AMENDING ARTICLE I ENTITLED
"VILLAGE MANAGER" OF CHAPTER 4 OF THE VILLAGE CODE
In accordance with the amendment to Chapter 2 above, this
Ordinance establishes an extraordinary vote when waiving the
bidding procedure for purchase of specified equipment-. (Exhibit J)
F. 2nd reading of AN ORDINANCE AMENDING ARTICLE V
ENTITLED "OTHER REGULATIONS" OF CHAPTER 8 OF THE
VILLAGE CODE
In accordance with the amendment to Chapter 2 above, this
Ordinance establishes an extraordinary vote when entering
into an Agreement with property owners outside the corporate
limits. (Exhibit K)
IX. NEW BUSINESS
A. Concur with the recommendation of the Plan Commission and
accept the Fair Housing Report for 1992

A. ZBA 22-V-93, 412 North Pine Street
The Petitioner is requesting a variation to allow a front yard setback
of 24 feet, instead of the required 30 feet, in order to construct
a porch. The Zoning Board of Appeals recommended granting this
request by a vote of 4-0.
B. ZBA 23-Z-93, 1000 - 1010 North Elmhurst Road
The Petitioner is requesting the subject property be rezoned from
R-X to R-1 in order to allow a 7 single family homes. The Zoning
Board of Appeals recommended granting this request by a vote of 4-0.
C. ZBA 24-V-93, 1132 Juniper Lane
The Petitioner is requesting a variation to allow an intedor sideyard
of 6 feet, instead of the required 9 feet, in order to allow a deck.
The Zoning Board of Appeals recommended granting this request
by a vote of 4-0.
D.ZBA 26-SU-93 and ZBA 27-V-93, 1308 Lama Lane
The Petitioner is requesting the following:
1. A Special Use to permit a garage designed to house more
than 2 vehicles.
2. A variation to allow a sideyard setback of 3 feet, instead of
the required 6.5 feet;
3. A variation to allow a driveway width of 27 feet, instead of
the maximum allowed of 21 feet; and
4. A variation to allow a front yard coverage of 38%, instead
of the maximum allows 35%.
The Zoning Board of Appeals recommended denying the requests
in #1 and #2 and granting the requests in #3 and #4.
E. ZBA 28-Z-93 and ZBA 29-SU-93, 1699 Wall Street
The Petitioner is requesting the subject property be rezoned
from B-3 (Business Retail Service) to R-4 (Residential Development)
and to allow a Special Use in the nature of a Planned Unit
Development consisting of 96 multi-family (condominiums) and
clubhouse and use exceptions of 35%, rather than the 20%, to
allow the phone-out of office uses from the building. The Zoning
Board of Appeals recommended granting these requests by a
vote of 4-0.
