A. ZBA 9-A-94, Amend Chapter 14 (Zoning Ordinance)
2nd reading of AN ORDINANCE AMENDING ARTICLE XIV
ENTITLED R-5 (SENIOR CITIZEN RESIDENCE DISTRICT)
This Ordinance amends the Chapter 14 (Zoning Ordinance) to
allow a convalescent home-nursing home as a Conditional Use
as well as establish a definition of Convalescent/Nursing Home.
The Zoning Board of Appeals recommended granting this
request by e vote of 6-1. (Exhibit B)
B. ZBA 10-Z-94 and ZBA 11-CU-94, 350 North Wolf Road
1. 2nd reading of AN ORDINANCE AMENDING THE
OFFICIAL ZONING MAP OF THE VILLAGE
This Ordinance is deferred until the State of Illinois
determines whether a Certificate of Need should be
issued for a convalescent/nursing home at this location.

CONDITIONAL USE FOR PROPERTY LOCATED AT
350 NORTH WOLF ROAD
This Ordinance is deferred until the State of Illinois
determines whether a Certificate of Need should be
issued for a convalescent/nursing home at this location.

D. 2nd reading of AN ORDINANCE AMENDING ARTICLE XIII
ENTITLED "PROPERTY MAINTENANCE CODE" OF
CHAPTER 21 OF THE VILLAGE CODE
This Ordinance adopts the 1990 BOCA National Property
Maintenance Code, in place of the existing Village Property
Maintenance Code. The BOCA National Property Maintenance
Code is a comprehensive nationally recognized Code which
includes many requirements such as occupancy limits which
are not included in our current Code. (Exhibit C)
E. 1st reading of AN ORDINANCE AMENDING CHAPTER 8
ENTITLED "REAL ESTATE TRANSFER TAX" OF THE
VILLAGE CODE
This Ordinance prohibits the issuance of Real Estate Transfer
Tax stamps for any property that has a pending violation issued
in compliance with the Property Maintenance Ordinance. (Exhibit D)
IX. NEW BUSINESS
A, ZBA 16-CU-94, 1634 Algonquin Road (Plaza United Shopping Center)
The Petitioner is requesting an amendment to Ordinance 4630 to
allow an additional 1,200 square feet for the previously approved
day care center. The Zoning Board of Appeals recommended
granting this request by a vote of 5-0.
B. ZBA 14-V-94, 1805 Apache
The Petitioner is requesting a variation to allow a deck to be attached
to an existing deck, creating a zero foot separation from an accessory
and principal structure, instead of the required 10 feet. The Zoning
Board of Appeals recommended granting this request by a vote of 5-0.
C.APPEAL FROM DECISION OF ZONING BOARD OF APPEALS
ZBA 17-V-94, 7 North Marcella
The Petitioner is appealing the decision of the Zoning Board of
Appeals denying the request to allow a deck to encroach
into the required rear yard.
