RDINANCE NO. 3246 AN ORDINANCE ZONING THE PROPERTY COMMONLY KNOWN AS KENSINGTON CENTER, PHASE 3-B WHEREAS, the real estate hereinafter described is Section Two of this Ordinance has been newly annexed to the village of Mount Prospect and is the subject of an Annexation Agreement dated in May, 1980, by and between the Village~of Mount Prospe and American National Bank and Trust Compnay of Chicago, a national bankin~ association, not individually, but soley as Trustee under a Trust Agreement dated February 10, 1979, and known as Trust No. 45771 and the beneficiary thereof, Northern Illinois Gas Company, an Illinois Corporation and OPUS Designers, Builders, Developers, Inc. (formerly known as Rauenhorst Corporation), a Minnesota Corporation.; and WHEREAS, said Annexation Agreement provides that the Village shall zone said real estate in the I-1 District, Light Industria District, under the-Village of Mount Prospect Zoning Ordinance; and WHEREAS, a public hearing on the proposed zoning of said real estate was duly held before the Zoning Board of Appeals of the Village of Mount Prospect on February 28, 1980, pursuant to proper legal notice thereof published in the Mount Prospect Herald on February 11, 1980; and WHEREAS, the Zoning Board of Appeals has recommended to the Board of Trustees of the Village of Mount Prospect that aforesai. request, known as ZBA 6-Z-80, be granted; and WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have determined that it would be in the best interest of the Village to grant the requested zoning. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS SECTION ONE: The foregoing are incorporated herein as findings fact by the President and Board of Trustees of the Village of Mount Prospect. SECTION TWO: The Official Zoning Map of the Village of Mount Prospect, Cook County, Illinois, be, and it is hereby, amended by adding thereto the following described real estat~ and by classifying the following described real estate in the I-1 Light Indus%rial District: That part of the Northwest Quarter of Section 35, Township 42 North, Range 11 East of the Third Principal Meridian, described as follows: Beginning at the most Southerly corner of Outlot 9 in Kensington Center Phase Two, being a Subdivision in part of said Northwest Quarter according to the plat thereof, recorded June 2, 1980, as Document No. 25472808; thence North 0 degrees 03 minutes 14 seconds East along the East line of said Subdivision, and along the East line of Kensington Center Resubdivision IV, a resubdivision of part of said Kensington Center Phase Two Subdivision, recorded December 31, 1980, as Document No. 25722781, a distance of 1491.99 feet to the intersection of said line with the North line of said Northwest Quarter; thence South 89 degrees 43 minutes 52 seconds East along said hing 2 of 2 North line of the Northwest Quarter, a distance of 860.00 feet to the intersection of said line with a line drawn 91.95 f~_et West of and uaralle/ ~ith the East line of said Northwest Q~arte~; %hencs South along said parallel line a distance ~f i~8~32 f~e% %o %~e cent~rI~ne of of the Feehanvi!le drainage ditch; thence South 63 degree 47 minutes 00 seconds West along the centerline of said ditch, a distance of 791.87 feet; thence North 25 degrees 48 minutes 29 seconds West a distance of 346.79 feet to the point of b~ginningall in Cook County, Illinois sECTION THREE: This Ordinance shall be in full force and effect from and after its passage, approval and Publication in pamphlet form in the manner provided by law.
