Olson, has obtained the subcontractor bids for the construction of the parking deck. The total projected cost is $6,256,844. The preliminary estimate for the parking deck construction was placed at $6.8 million earlier this year. The project cost includes allowances for the following. · Winter Conditions, $25,000 · Ground Water Pumping, $15,000 · Library Building Protection and Utility Protection, $25,000 · Library Drive Reworking, $10,000 These allowances are included in the total price and the overall cost of the construction could be reduced if these expenses are unnecessary. Also, there is a construction contingency that is available in an amount of $297,945 (4% of the construction cost) for unforeseen changes. The contractor has recommended the lowest qualified and complete bidder in all cases and illustrated in the summary of bidders for your information. The total project cost also includes the field applied masonry brick which the Village Board had previously expressed an interest in including pending appropriate budget flexibility. The Village Board will need to determine the type of brick during the month of January 2003 to stay on schedule for the ordering and application of brick for the deck and Village Hall. A brick allowance has been established within the masonry base bid and assuming the brick selection is not too exotic there should be no need to adjust the cost for purchase and application. Based on the contract for services between W.B. OIson and the Village the projected cost is guaranteed maximum price in which we pay W.B. OIson for the project and they accept the risk and guarantee the performance of the subcontractors. Representatives from W.B. Olson will be attendance to answer any questions that may arise from the bid package review. I recommend Village Board approval to expend a maximum of $6,256,844 to W.B.
