HomeMy WebLinkAboutOrd 3466 11/07/1984ORDINANCE NO. 3466 AN ORDINANCE GRANTING A VARIATION FOR CERTAIN PROPERTY COMMONLY KNOWN AS 2020 CAMP McDONALD ROAD IN THE VILLAGE OF MOUNT ~O~E~T., ILLINOIS PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES THE 7th DAY OF NOVEMBER, 1984 Published in pamphlet form by the authority of the corporate authorities of the Village of Mount Prospect, Illinois the 14th day of November, 1984 ORDINANCE NO. 346~~ AN ORDINANCE GRANTING A VARIATION FOR CERTAIN PROPERTY COMMONLY KNOWN AS 2020 CAMP McDONALDL ROAD IN THE VILLAGE OF MOUNT PROSPECT, ILLINOIS WHEREAS, Lighthouse Productions, Inc. has filed an application for variation with respect to the property commonly known as 2020 East Camp McDonald Road in the Village of Mount Prospect, Illinois (the "Subject Property"); and WHERE~S, the Subject Property is described as follows: LOt 1 in Venture ResubdiVision of part of Lot "A" in Woodview Unit Number Two, and all of Lot A Subdivision of part of the Southeast Quarter of Section 24, Township 42 North, Range 11 East of the Third Principal Meridian, Cook County, Illinois. WHEREAS, Petitioner. seeks the following variations from provisions of Chapter 14 of the Village Code of Mount Prospect, Illinois, to wit; i. To allow a fence in the front yard Where a fence is not otherwise permitted as provided in Section 21.701.A.1; To provide for a front yard area less than the required thirty (30') feet as provided in SectiOn 14.2002.A, to allow for the continued existence of parking spaces and construction of a wood deck; 3. To permit a rear yard of less than the twenty (20') foot rear yard required by Section t4.2002.C for the existing building; o To provide fOr fifteen (15) parking spaces rather than the required eighteen (18) parking spaces as provided in Section 14.2005.A; and 5. To eliminate the truck loading dock required by Section 14.2005.B. WHEREAS, a public hearing was held on the variation requests (designated as Case No. ZBA-43-V-84) before the Zoning Board of Appeals of the Village of Mount Prospect on the 27th day of September, 1984, pursuant to due and proper notice thereof published inthe Mount Prospect Herald on the t0th day of September, 1984; and WHEREAS, the Zoning Board of Appeals has submitted its findings and recommendations to the President and Board of Trustees of the Village of Mount Prospect to allow the requested variations and the President and Board of Trustees of said Village have given further consideration to the variation requests and have determined that the same satisfy the standards set forth in Section 14.605 of Article VI of Chapter 14 of the Village Code, and further finds that it would be in the best interest of the Village to grant the request for variations. OW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, AS FOLLOWS: SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings of fact by the President and Board of Trustees of the village of Mount Prospect. SECTION TWO: The President and Board of Trustees of the Village of Mount Prospect hereby grant to the Subject Property the variations requested with respect to Section 21.701.A.1, 14,2002.A, 14.2002.C, 14.2005.A and 14.2005.B of the Village Code of Mount Prospect, Illinois, to allow the front yard fence, free standing sign, reduced front yard and rear yard, reduced parking spaces and eliminate truck loading dock as designed above. SECTION THREE: That the variations granted herein are subject to the petitioner completing the landscaping and site improvements pursuant to the landscaping and site plans as approved by the Department of Community Development. SECTION FOUR: Except for the variations granted herein, all other applicable. Village of Mount Prospect Ordinances and Regulations shall remain in full force and effect as to the Subject Property. SECTION FIVE: This Ordinance shall be in full force and effect from and after its passage; approval and publication in pamphlet form in the manner provided by law.
