Published in pamphlet form by the authority of the corporate authorities of the Village of Mount Prospect, Illinois, the 4th day of June , 1986 RDINANCE NO. 3660 AN ORDINANCE GRANTING A VARIATION FOR CERTAIN PROPERTY COMMONLY KNOWN AS 303 CATINO COURT IN THE VILLAGE OF MOUNT PROSPECT; ILLINOIS WHEREAS, Marie Ricordati has filed an application for variation with respect to property commonly known as 303 Catino Court in the Village of Mount Prospect, Illinois (the "Subject Property"); and WHEREAS, the Subject Property is described as follows: Lot 4 in Westgate Garden Subdivision, being a Subdivision of part of the Northeast 1/4 of the Southwest 1/4 of Section 35, Township 42 North, Range 11 East of the Third Principal Meridian, in Cook County, Illinois WHEREAS, Petitioner seeks a variation from the following provisions of Chapter 14 of the Village Code of Mount Prospect, Illinois, to allow the construction of an addition to an existing two-flat to be built on the Subject Property having a floor area ratio of .512, within a zoning district otherwise requiring a floor area ratio of .35 pursuant to Section 14.1303 of Article XIII, Chapter 14; and WHEREAS, a public hearing was held on the variation request (designated as Case No. ZBA-17-V-86) before the Zoning Board of Appeals in the Village of Mount Prospect on the 24th day of April, 1986, pursuant to due and proper notice thereof published in the Mount Prospect Herald on the 31st day of March, 1986; and WHEREAS, the Zoning Board of Appeals has submitted its findings and recommendations to the President and Board of Trustees of the Village of Mount Prospect to allow the requested variation, and the President and Board of Trustees of the village have given further consideration to the variation request and have determined that the same satisfies the standards set forth in Section 14.605 of Article VI of Chapter 14 of the Village Code, and this Board further finds that it would be in the best interest of the Village to grant the request for variation. NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, AS FOLLOWS: SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings of fact by the President and Board of Trustees of the Village of Mount Prospect. SECTION TWO: The President and Board of Trustees of the Village of Mount Prospect hereby grant to the Subject Property the variations requested with respect to Section 14.1303 of Article XI of Chapter 14 of the Village Code of Mount Prospect, Illinois, to allow the construction of an addition to an existing two flat dwelling having a floor area ratio of .512. age 2 ~ ZBA 17-V-8% SECTION THREE: Except for the variation granted herein, all other applicable Village of Mount Prospect Ordinances and Regulations shall remain in full force and effect as to the Subject Property. SECTION FOUR: This Ordinance shall be in full force and effect from and after its passage, approval and publication in pamphlet form in the manner provided by law.
