Published in pamphlet form by authority of the corporate authorities of the Village of Mount Prospect, Illinois, the 2nd day of September, 1987. ORDINANCE NO. 3829 AN ORDINANCE AMENDING THE ZONING MAP WITH RESPECT TO THE ZONING OF CERTAIN PROPERTY IN AN I-1 (LIGHT INDUSTRIAL DISTRICT) IN THE VILLAGE OF MOUNT PROSPECT, ILLINOIS WHEREAS, The Alter Group has filed an application to rezone certain portions of property hereinafter described from a B-3 (Business District) to an I-1 (Light Industrial District) and an O-R (Office-Research District) as provided in Article XXII and Article XXIX of Chapter 14 of the Village Code of Mount Prospect, Illinois; and WHEREAS, the property is commonly known as Lake Center Plaza generally located at the Northwest corner of Algonquin and Elmhurst Roads in the Village of Mount Prospect, Illinois (the "Subject Property"); and is legally described as follows: Attached Exhibit "A" & "B" and WHEREAS, said rezoning request is for the purpose of developing Industrial Office/Warehouse buildings. WHEREAS, a public hearing was held on the rezoning request (designated as Case No. ZBA 44-Z-87) before the Zoning Board of Appeals of the Village of Mount Prospect on the 18th and 25th of June, 1987, pursuant to due and proper notice thereof published in the Mount Prospect Herald on the 2nd day of June, 1987; and WHEREAS, the Zoning Board of Appeals has submitted its findings and recommendations to the President and Board of Trustees of the Village of Mount Prospect to allow the requested rezoning; and WHEREAS, this Board has considered the findings and recommendations of the Zoning Board of Appeals and does hereby determine it to be in the best interests of the Village to grant the requested rezoning. NOW THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS, AS FOLLOWS: SECTION ONE: The recitals set forth hereinabove are incorporated herein as findings of fact by the President and Board of Trustees of the Village of Mount Prospect. SECTION TWO: The official zoning map pertaining to Chapter 14 entitled "Zoning" of the Village Code of Mount Prospect, Illinois, as amended, is hereby further amended by reclassifying certain portions of the property legally described as above: Lots 1-8, and 13 as depicted on the preliminary Plan Lake Center Plaza shall be reclassified from the B-3 to the I-1, Light Industrial District. of Be Lots 9-11 and 12 as depicted on the Preliminary Plan of Lake Center Plaza shall be reclassified from B-3 to the O/R, Office Research District. age 2 ZBA 44-Z-87 SECTION THREE: The permitted uses for the I-1 Light Industrial District shall be limited to the permitted uses in Section 14.2201 as follows: A. 5. "Industrial and manufacturing plants (not excluded by subsection B hereof) where the process of manufacturing, compounding, packaging or treatment of materials is carried on in such a manner as will conform to the performance stan- dards as set forth in Section 14.2206 of this Article." A. 6. "Research laboratories (not excluded by subsection B hereof) wherein operations are carried on in such a manner as will conform to the performance standards set forth in Section 14.2206 of this Article." A. 7. "Municipal buildings, including: Village Hall, Police Station, Fire Station, and other buildings necessary for the implementation of Municipal services." A. 9. "Professional or business office." A.11 . "Industrial training center or clinic." A.12. "Storage warehouses, including wholesale warehouses or businesses." A.13. "Signs, insofar as may be permitted in the Sign Ordinance of the Village." A.14. "Private Commercial/Business School and further that no outside storage shall be permitted on the property." SECTION FOUR: The rezoning shall be further subject to the limitations and conditions applied through the Special Use and Variations granted by Ordinances 3821 and 3830 SECTION FIVE: Except for the changes stated herein all other codes of the Village of Mount Prospect shall apply to the Subject Property in their entirety. SECTION SIX: This Ordinance shall be in full ~force and effect from and after its passage, approval and publication in pamphlet form in the manner provided by law.
