'l'heVillage of l'lount Prospect does hereby object to the rezoning of the following described property from its present classification of R-4 single family residence district to R-5 general residence district for multi family dwellings. Said property being approximately nineteen (19) acres located on the east side of Linneman Road and approximately 1320 feet north of Dempster Road in ~lk Grove Township legally described as follows: PARCiL A: The East 198.35 feet of the South 10 acres of the Northwest ~uarter of the doutheast ~uarter of Section 14, TOlNnship 41 North, nange 11, East of the Third Principal Meridian, in Cook County, Illinois. PARCEL B: The west 264.47 feet of the East 462.82 feet of the South 10 acres of the Northwest Quarter of the Southeast Quarter of Section 14, Township 41 North, Hange 11 .bast of the 'l'hird Principal Meridian, in Cook County, Illinois. PARCEL I: The West 264.47 feet of the East 991.76 feet of the North 10 Acres of the South 20 Acres of the Northwest Quarter of the Southeast ~uarter of Section 14, Township 41 North, Range 11, East of the 'llhird Principal Heridian, in Cook County, Illinois. PARCEL J: rl'he North 10 Acres of the South 20 Acres of the Northwest Quarter of the Southeast Quarter (except the ~ast 991.76 feet thereof, and also except the v~.est 196 feet of the South 120 feet thereof) of Section 14, Township 41 North, Range 11, Bast of the Third Principal Meridian, in Cook County, Illinois. for the reasons: - 11hat surrounding the property in question to the Northwest and South is property which is zoned single family residence; that to the East the property although zoned B-5 is devoted to the use of a golf course. That said property is in essence surrounded by either single family residence zoning or uses which are compatible therewith. That if this property is rezoned as requested such would constitute spot zoning and would cause other rezonings to multi-family residence, both in the county and in the Village of Mount Prospect. 2. That in the vicinity of the property to thevJest there is property zoned RA single family residence, 7200 square feet per lot in Mount Prospect. That the development of this property for multi- family residence would be harmful to the single family development of this property in Mount Prospect. 3. The property is suitable for single family residence, since property nearby is being so developed. 4. That by intensifying the use of multi-family dwelling in the area there would be harm occasioned in that fire protection and fire problems would be increased, as well as water and drainage problems; and that the facilities that are available are already being taxed to their utmost and should not be further burdened. 5. That the petitioner has failed to put forth a prima facia case, in that it has failed to show monetary loss resulting from the present zoning of the propertyst comparative values, and has failed to show the issuance of a certificate of convenience and necessity for the area to be developed and that as a consequence there is no guarantee of water or sewers for the area. 6. That the intensity of use proposed is twice what is permitted in Mount Prospect and surrounding areas and thereby doubles all problems as to traffic and drainage. 7. That the highest and best use of the property is R-4 single family residence which was shown by ~~. Baughman, expert witness for the villages of Mount Prospect and Arlington Heights. - 2 - 8. That in the op~n~on of the President and board of Trustees such rezoning if granted would be against public Health, Safety, I~lOra0 and Generaldelfare. Section 2. That the Village ~ttorney is hereby authorized and directed to transmit this resolution to the County Clerk of Cook County; Cook County Zoning Board of Appeals. Section 3.
