HomeMy WebLinkAboutOrd 424 12/07/1954 Ordinance NO.~~ AN ORDINANCE AMENDING THE VILLAGE OF MOUNT PROSPECT ZONING ORDINANCE AS AMENDED. WHEREAS, the Zoning commission of the Village of Mount prospect at a public meeting duly called and held according to law, considered the question of establishing an additional use district to be known as R-x District-Single -family residences and to consider the question of re-c1assifying from R-l Resi- dence District to R-x Residence District, the real estate hereinafter described; and WHEREAS, the president and Board of Trustees, after con- sidering the recommendation of the said zoning commlssion,find . and believe that it would be for the best interest of the Vil:Ja ge of Mount prospect in the conservation of property values and for orderly development of the ground of the Village that a new use district be established and that the premises hereinafter described be located in said R-x District; Now, Therefore BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS: Section 1. That an Ordinance entitled "An Ordinance classi- fying, regulating and restricting the location of trades and 1n- dustries and the location of buildings designed for specified uses; regulating and limiting the height and bulk of buildings hereafter erected or altered, regulating and limiting the intensity of the use of lot areas and regulating and determining the area of yards, courts and other open spaces within and surrounding such buildings; establishing the boundaries of districts for the said purposes; and prescribing penalties for the violation of its provisions", passed and approved December 4, 1923, and amendments thereto (and known as Ordinance NO. 52), as : amended, be further amended as follows: (1) That the first paragraph of section 3-Districts, be amended by adding thereto after the words "designated as follows;" the following: R-x District-Single-family residence. (2) That there is hereby established a new use district as follows: Section 3.1 R-x District In the R-x Districts the only uses which may hereafter be established are: 1. Single-family residence on a lot not less than 17,500 square feet in area, or, a smaller lot only if of public record on the adoption date of this ordinance. 2. PUblic school, elementary and high, or parochial school without dormitory ac- commodations and having a curriculum equivalent to a public elementary or high school. 3. Church. 4. Village park, library or museum excluding commercial enterprises ~herein. In area District R-x the minimum dimensions of yards shall be as follows: FRONT YARD. Any building or structure here- after erected shall be set back from the front line at least 40 feet. Exceptions: (a) open steps and terraces, (b) eaves, chimneys, b~y windows and other ordinany projections extend- ing into such yards not more than 18 inches. SIDE YARD. The minimum side yard for District R-x shall be the same as provided for in the R-l Districts. REAR YARD. The minimum rear yard require- ments for District R-x shall be the same as are now required in the R-l Districts. section 2. That the following described real estate is hereby reclassified from R-l Residence District to R-x Residence District: Arthur T. McIntosh & Co's Northwest Meadows being a subdivision in the East i of Section 33, Township 42 North, Range 11, East of the Third principal Meridian in Cook county, Illinois excepting therefrom Lots 1 to 5, both inclusive, in Block 1, and also excepting Lots 19 and 20 in Block 8. -2- .,," and that said real estate as reclassified shall be subject to all limitations and conditions placed upon property in the R-x Residence District as heretofore defined in this ordinance. Section 3. That this ordinance shall be in full force and effect from and after its passage, approval and publication according to law.
