HomeMy WebLinkAboutOrd 957 02/25/1964 ORDINANCE NO. 957 AN ORDINANCE AMENDING THE TEXT OF THE MOUNT PROSPECT ZONING ORDINANCE. WHEREAS, the Board of Appeals, acting as a Zoning Commission did on the 14th day of February, 1964, consider the amendment of the text of the Mount Prospect Zoning Ordinance (Appeal No. 64-7), and WHEREAS, a tentative ordinance, substantially in the form indicated below, was duly published, and WHEREAS, the Zoning Board of Appeals did recommend the adoption of a zoning ordinance as indicated below, and WHEREAS, the President and Board of Trustees of the Village of Mount Prospect consider it to the best interest of the Village of Mount Prospect that an ordinance as set forth below be adopted; NOW, THEREFORE, BE IT ORDAINED by the President and the Board.of Trustees of the Village of Mount Prospect, Cook County, Illinois; Section 1. (Edition published as as follows: That Section 15 of the Mount Prospect Zoning Ordinance of December 31, 1962) be and is hereby amended to read "Section 15 R-4 Planned Residential Development District. 1. Permitted Uses. Apartment buildings as part of an approved planned development. The following uses are specifically excluded: Group houses and all other uses except uses accessory to the foregoing. 2. Minimum lot area per dwelling unit. Minimum lot area per dwelling unit is dependent upon the square foot size of the dwelling unit and the amount of public streets available to the public in accordance with the following table: Public Street Factor (determined by dividing the total number of lineal ft. of proposed and exist- ing public street frontage abutting the Planned Development by the total No. of sq. ft. in the Planned Development tract submitted for approval Minimum Lot area for Units of 3 Bedrooms or more Minimum Lot area for Units of 2 Bedrooms or less Less than .0008 2500 sq. ft. per dwelling unit 3000 sq. ft. per dwelling unit More than .0008 but less than .003 2000 sq. ft. per dwelling unit 2500 sq. ft. per dwelling unit More than .003 2000 sq. ft. per dwelling unit 2,250 sq. ft. per dwelling unit II No dwelling unit shall contain a floor area of less than 600 sq. ft." Section 2. That paragraph 2 of Section 16 of the Mount Prospect Zoning Ordinance (Edition published as of December 31, 1962) shall be amended to read as follows: "2. That the developer provide sufficient off-street parking (minfuum of one and one-half parking spaces per dwelling un it) . " Section 3. That Section 31 of the Mount Prospect Zoning Ordinance (Edition published as of December 31, 1962) is hereby amended by adding the following definitions: "PUBLIC STREET FACTOR: A resultant mathematical factor determined by dividing the total number of lineal feet of pro- posed and existing public street frontage abutting the Planned Development by the total number of square feet in the Planned Development tract submitted for approval. A BEDROOM: Any room having one hundred (100) square feet or more, other than a room used for or designed for a kitchen, living or dining room. ~I Section 4. That those provisions of Section 4 of the Mount Prospect Zoning Ordinance (Edition published as of December 31, 1962) as relate to the R-4 District Residential Planned Development shall read as follows: "R-4 District, Residential Planned Development - Bulk Regulations. (a) Minimum area per dwelling unit - determined by Section 15 of the Mount Prospect Zoning Ordinance. (b) Minimum front yard 20 feet (c) Minimum side yard 10 ft. or 10% of tract width (d) Minimum rear yard 20 feet (e) Haximum height 24 feet ,... (f) Maximum F.A.R. .75 " Section 5. This ordinance shall be in full force and effect from and after its passage, approval and publication according to law.
