GREGORY STREET, MOUNT PROSEPCT, ILLINOIS WHEREAS, Mount Prospect School District 57 ("Petitioner"), has filed an application to rezone property located at 300 Fairview Avenue and 701 W. Gregory Street ("Property",) and legally described as follows: LOTS 1-22, BOTH INCLUSIVE, IN BLOCK 12 IN PROSPECT MANOR, BEING A SUBDIVISION OF PART OF THE SOUTH 3/4 OF THE WEST 1/2 OF THE WEST 1/2 OF SECTION 34, TOWNSHIP 42 NORTH RANGE 11 EAST OF THE THIRD PRINCIPAL MERIDIAN, ALSO THAT PART OF THE EAST 1/2 OF SECTION 33, TOWNSHIP 42 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, LYING BETWEEN THE SOUTH LINE OF GREGORY STREET EXTENDED WESTERLY AND THE NORTH LINE OF ISABELLA STREET EXTENDED WESTERLY AND EASTERLY OF A LINE PARALLEL, WITH AND 231 FEET WESTERLY OF THE EASTERLY LINE OF FOREST AVENUE, IN THE VILLAGE OF MOUNT PROSPECT ALSO THAT PART OF VACATED FOREST AVENUE, LYING BETWEEN THE NORTH LINE OF ISABELLA STREET EXTENDED WEST AND THE SOUTH LINE OF GREGORY STREET EXTENDED WEST, ALL AS LAID OUT IN PROSPECT MANOR, BEING A SUBDIVISION OF PART OF THE SOUTH 3/4 OF THE WEST 1/2 OF THE WEST 1/2 OF SECTION 34, TOWNSHIP 42 NORTH RANGE 11 EAST OF THE THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS PINS: 03-33-422-002-0000 and 03-34-300-023-0000; and WHEREAS, parking lot improvements at the subject property have substantially been completed and the existing two lots of record require consolidation and a zoning amendment from R-1 Single Family Residential to R -A Single Family Residential; and WHEREAS, a Public Hearing was held on the request for rezoning being the subject of PZ -04- 20, before the Planning and Zoning Commission of the Village of Mount Prospect on the 81h day of July, 2021 pursuant to proper legal notice having been published in the Journal and Topics on the 23,d day of June, 2021; and WHEREAS, on July 8, 2021, the Planning and Zoning Commission recommended the approval of the map amendment set forth below to the Mayor and Board of Trustees; and WHEREAS, the Mayor and Board of Trustees of the Village of Mount Prospect have considered the request being the subject of PZ -04-20 and have determined that the best interests of the Village of Mount Prospect would be served by granting said request. NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS ACTING IN THE EXERCISE OF THEIR HOME RULE POWERS: SE TIi _N ONE. The recitals set forth hereinabove are incorporated herein as findings of fact by the Mayor and Board of Trustees of the Village of Mount Prospect. Page 1 of 2 PZ 04-20 SECTION TWO: The Official Zoning Map of the Village of Mount Prospect Illinois, as amended, is hereby further amended by reclassifying the Property being the subject of this ordinance, from the R-1 Single -Family Residential zoning district to R -A Single Family Residential zoning district.
