I ! i 1 WHEREAS, the Board of Appeals of the Village of Mount Prospect did meet on II the 22nd day of February, 1973, at the hour of 8: 00 p.m., at the Mount Prospecti Village Hall and did hear Case No. 73-4A, pursuant to proper legal notice; and : ORDINANCE NO. 2446 AN ORDINANCE GRANTING VARIATIONS FOR PROPERTY LOCATED AT 237 EAST PROSPECT AVENUE, MOUNT PROSPECT, ILLINOIS WHEREAS, the Board of Appeals of the Village of Mount Prospect did hear this request for an addition upon property legally described hereinbelow; and WHEREAS, the Board of Appeals of the Village of Mount Prospect did recommend to the President and Board of Trustees the approval of this request under Case No. 73-4A for the reasons that: (1) There is a practical difficulty and particular hardship upon the petitioner; (2) The purpose of the variations is not based exclusively upon a desire to make money; (3) The conditions upon which the petition for these variations are based are unique in that the property has been so sub- divided for many years; i I i ~ i ~ l WHEREAS, the Building Committee of the Board of Trustees of the Village of Mourt Prospect has recommended to the President and Board of Trustees of the Village .9f Mount Prospect to concur with the recommendation of the Board of Appeals that tnr variations herein be granted; and ; (4) The granting of these variations will not be detrimental to the public or injurious to surrounding property in that it will not alter the essential character of the locality; and WHEREAS, the President and Board of Trustees of the Village of Mount Prospect I have reviewed the matter herein and have determined that the same is for the be~t interests of the Village of Mount Prospect; NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS: SECTION ONE: That the property being the subject matter of Case No. 73-4A, being legally described as follows: Lot 15 of J. A. Webber's Addition to Mount Prospect, being a subdivision of part of the East Half of the Northwest Quarter of Section 12, Township 41 North, Range 11 East of the Third Principal Meridian, in Cook County, Illinois, is currently zoned under the Zoning Ordinance of the Village of Mount Prospect as 1-1 (Light Industrial District), which zoning classification shall remain in ef- fect subject to the variations granted herein: (a) That the industrial side yard be reduced twenty feet (20') to ten feet (10'); (b) That the industrial rear yard be reduced thirteen feet seven inches (13' 7") to six feet five inches (6' 5"); (c) That the minimum lot size shall be reduced from four (4) acres to .72 acres; (d) That the maximum ground area of all buildings including parking facilities shall be increased to eighty-four percent (84%) of the lot area; and (e) That the necessary number of off-street ten foot by twenty foot (10Tx20') parking spaces shall be reduced from sixty-nine (69) to twenty-one (21). ~ ~ ii i SECTION TWO: That all requirements of the Mount Prospect Building and Zoningl Code shall be applicable except the variations noted in SECTION ONE heretofore !i mentioned. !
