GOLFVIEW PLACE, MOUNT PROSPECT, ILLINOIS I, " Ii ~ I WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did meet on I the 23rd day of October, 1975, at the hour of 8: 00 p . m. , at the Mount Prospect Villag I Hall and did hear Case No. 43-V-75, pursuant to proper legal notice; and II WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did hear thi I request for a side yard variation to allow the petitioner to expand his present one-ca garage to a two-car garage and add a family room behind the garage as expanded to four feet six inches (4'61f) of the south property line on the property commonly know as 905 South Golfview Place, Mount Prospect, Illinois; and I I II WHEREAS, the Zoning Board of Appeals of the Village of Mount Prospect did recom- mend to the Building Committee of the Board of Trustees of the Village of Mount Pros pect the approval of this request under Case No. 43-V-75 for the reasons that: (1) There is a practical difficulty and particular hardship on the petitioner; I , : I I i I I i II not alter the essential character of the locality; and II WHEREAS, the Building Committee of the Board of Trustees of the Village of Mount Prospect have reviewed the recommendations of the Zoning Board of Appeals and have recommended that the Board of Trustees of the Village of Mount Prospect concur in the recommendations of the Zoning Board of Appeals that the variation herein be granted; and i ! WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have II reviewed the matter herein and have determined that the same is in the best interests of the Village of Mount Prospect. (2) The purpose of the variation is not based exclusively upon a desire to make money; and (3) The granting of this variation will not be detrimental to the public or injurious to surrounding property in that it will NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS: SECTION ONE: That the property being the subject matter of Case No. 43-V-75, be- ing legally described as follows: Lot Seventy-one (71) in Golfhurst, being a Resubdivision of Lot Three (3), in Owner's Subdivision of Section 13, Town- ship 41 North, Range 11, East of the Third Principal Meridian , according to Plat of said Golfhurst, registered in the Office of the Registrar of Titles of Cook County, Illinois, on December 3, 1958, as Document No. 1832676, in Cook County, Illinois, ds currently zoned under the Zoning Ordinance of the Village of Mount Prospect as R-1, which zoning classification shall remain in effect subject to the variation grante herein: 1,1 I, Ii I ~ I ~ Iii Ii, II " II Ii I I II SECTION TWO: That all requirements of the Mount Prospect Building and Zoning 'I Code shall be applicable except the variation noted in SECTION ONE heretofore mentioned. That the side yard lot line on the south side of the subject property be reduced to four feet six inches (4'61f). I SECTION THREE: That the Director of Building and Zoning of the Village of Mount I~ Prospect is hereby authorized to issue a building permit for construction in accord- I ance with the variation hereinbefore mentioned. I', SECTION FOUR: That the variation granted by this Ordinance shall be null and void and of no force and effect whatsoever unless an application for a building permit pur I,! suant to such variation is made and construction commenced within one (1) year of I' the date this said Ordinance becomes effective. I SECTION FIVE: That this Ordinance shall be in full force and effect from and after its passage, approval, and publication in the manner provided by law.
