I I I I WHEREAS, the Zoning Board of Appeals of the Village of lI.1ount Prospect did ,conduct a Public Hearing undeT Case N(). 70-2--76, on December 9, 1976, on a request for a zoning classification change from B-3 (Business - Retail and Service) District to B-4 (Business - Retail and Service) District of certain pro- perty hereinafter described; and II WHEREAS, a notice of the aforesaid Public Hearing was made and published in lithe manner provided by law; and I Iii WHEREAS, the Zoning Board of Appeals of the Village of Mount prospect, did recom- mend to the President and Board of Trustees of the Village of Mount Prospect that I the zoning changes requested in Case No. 70-2-76 be granted; and I II WHEHEAS, the Building Committee of the Board of Trustees of the Village of Mount I Prospect did meet on January 13, 1977, and did review the aforesaid Case No. 170-Z-76, and has recommended to the Board of Trustees of the Village of Mount I Prospect that it concur-s with the recommendation of the Zoning Board of Appeals I with respect to Case No. 70-ZL76; and I I I WHEREAS, the President and Board of Trustees of the Village of Mount Prospect have determined that the best interests of the Village of :Mount Prospect will be I attained by the adoption of the following Ordinance regarding the subject pro- perty; I I II NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEE OF THE VILLAGE OF MOUNT PROSPECT, COOK COUNTY, ILLINOIS: I ORDINANCE NO. 2699 AN ORDINANCE AMENDING MAP 9-N OF THE ZONING ORDINANCE OF MOUNT PROSPECT SECTION ONE: That Map 9-N of the Zoning Ordinance of the Village of Mount Prospect, as amended, be and is hereby further amended by reclassifying from B--3 (Business -- Retail and Service) District to B-4 (Business - Retail and Service) District the following property: PARCEL A: That part of the Northwest quarter of the Southwest quarter of Section 35, Township 42 North, Range 11, East of the Third Principal Meridian, described as follows: Commencing at the Southeast corner of the Northwest quarter of the Southwest quarter of said Section 35; thence North on the East line of said Northwest quarter of the Southwest quarter, a distance of 429.86 feet; thence West on a line aforesaid, parallel with the 'South line of the Northwest quarter of the Southwest quarter aforesaid, a distance of 526.77 feet to a place of beginning; thence continuing West on a line parallel with the South line of the said Northwest quarter of the South- west quarter a distance of 310.0 feet; thence South at right angles to the last described course, a distance of 339.83 feet; thence West at right angles to the last described course, a distance of 45.02 feet to the Northeasterly line of Rand Road; thence Southeasterly along the Northeasterly line of Rand Hoad a distance of 69.42 feet to a line which is 30 feet North of, measured at right angles to, and parallel with the South line of said Northwest quarter of the Southwest quarter; thence East along a line 30 feet North of, measured at right angles to, and parallel with the South line of said Northwest quarter of the Southwest quarter, a distance of 320.17 feet; thence North a distance of 399.86 feet to the place of beginning. " I I I I PARCEL B: That part of the Northwest quarter of the Southwest quarter of Section 35, Township 42 North, Range 11 East of the Third Principal Meri- dian, described as follows: Commencing at the Southeast corner of the North- west quarter of the Southwest quarter of said Section 35; thence North on the East line of said Northwest quarter of the Southwest quarter, a distance of 429.86 feet; thence West on a line parallel with the South line of the Northwest quarter of the Southwest quarter aforesaid, a distance of 321.77 feet to a Placel of beginning; thence continuing West on a line parallel with the South line of the said Northwest quarter of the Southwest quarter, a distance of 205 feet; thence South at right angles to the last described course, a distance of 399.86 feet; thence West on a line 30 feet North of, measured at right angles to, and parallel with the South line of said Northwest quarter of the Southwest quarte , a distance of 320.17 feet to the Northeasterly line of Rand Road; thence South- easterly along the Northeasterly line of Rand Road a distance of 34.64 feet to the South line of said Northwest quarter of the Southwest quarter; thence Bas along the South line of said Northwest quarter of the Southwest quarter, a diSt tance of 507.80 feet; thence North a distance of 429.86 feet to the place of begi - ning. I PARCEL C: That part of the Northwest quarter of the Southwest quarter of Se - tion 35, Township 42 North, Range 11, East of the Third Principal Meridian , described as follows: Beginning at the Southeast corner of the Northwest qua - ter of the Southwest quarter, of said Section 35; thence North along the East. line of said Northwest quarter of the Southwest quarter, a distance of 429.86 feet; thence West on a line parallel with the South line of said Northwest quar tel' of the Southwest quarter, a distance of 321.77 feet; thence South at right angles to the last described course a distance of 429.86 feet to the South line of said Northwest quarter of the Southwest quarter; thence East along the Sou h line of the said Northwest quarter of the Southwest quarter, a distance of 324.28 feet to the place of beginning, all in Cook County, Illinois II I I I I I I I I I] ] I i i i ,I I SECTION THREE: That this Ordinance shall be null and void and of no force and effect whatsoever until after its passage, approval, publication, and such time as an accurate plat resubdividing the subject parcel described in SECTION ONE above is recorded with the Recorder of Deeds of Cook County, Illinois, a copy of which plat of subdivision shall be attached hereto and made a part hereof. SECTION TWO: That Map 9-N contained in SECTION ONE of Ordinance No. 2410, passed and approved March 20, 1973, shall be deemed amended so as to conform with the reclassification of the subj ect property herein contained in SECTION ONE above.
